Theodor (Ted) Nikolov serves as Head of Construction for iCross Capital and is the principal of IX Construction, the firm’s wholly owned and fully licensed General Contractor subsidiary. Ted brings decades of hands‑on construction experience and has overseen projects across New York City totaling over one million square feet, with a significant concentration in multifamily and mixed-use residential development.

Before joining iCross in 2020, Ted served as Vice President at a Brooklyn‑based multifamily and condominium developer, managing pre‑development planning, construction operations, subcontractor negotiations, and project delivery. His combined GC and developer background gives him a uniquely comprehensive understanding of construction risk, cost drivers, and schedule dynamics specific to residential assets.

At iCross, Ted participates in the underwriting of all construction loans, with particular expertise in evaluating multifamily plans, budgets, unit layouts, building systems, and contractor capacity. He leads plan and budget reviews, subcontractor buyout analyses, and construction risk assessments. During construction, he conducts site inspections, reviews draw requisitions, and monitors progress against budget and schedule.

Ted brings a field‑driven, risk‑mitigation‑focused perspective to the Credit Committee, strengthening the firm’s ability to underwrite and monitor ground‑up multifamily development loans.
